SHINER GROUP ACQUIRES 2525 N CLARK ST.

Chicago, IL - Shiner Group is excited to announce its acquisition of 2525 N Clark St. in the Lincoln Park neighborhood in Chicago. The mixed use asset is home to three successful and long-term retail tenants—Starbucks, and local favorites Kala Modern Greek and Sultan’s Market. 2525 N Clark also has 12 1-bedroom/studio apartments on the second floor. This acquisition represents Shiner Group’s first apartment acquisition acting as principal. The company plans to continue seeking opportunities to invest in retail/multi-family mixed use projects.

The asset is in an A+ location for both residential and retail. For the retail tenants, the restaurants pull from a walking retail trade area of 25,000 residents, including Depaul University. It’s located in the center of the extremely busy Clark Street corridor in Lincoln Park and is directly next to Lurie Children’s Hospital’s Outpatient Center. The Lincoln Park Lurie’s outpatient center is by far the busiest in its network—and is the only one that offers a shuttle service directly to and from the main hospital every 15 minutes. The mix of constant foot traffic in the robust retail corridor from immense density in addition to hospital staff and patients, provides a constant customer base for any retail user day and night.

For residents, the apartment complex offers lower cost studio apartments in the most desirable and expensive area of Chicago. Residents include both young professionals and Depaul students. The location is perfect someone who works in the city, with the building sitting at the bus stop for the popular 22 Clark line that runs directly to the loop. The apartments are also a quick walk to Depaul’s campus. Residents can also access the park, the lakefront, and nearly all shopping, bars and restaurants in the most popular Lincoln Park corridors (including the one its located in) with only a 5-20 minute walk.
